Design & Compliance
Extensions and renovations come in two categories – do it yourself or engage a builder. Either way you will need a set of design construction drawings that reflect your vision and include all the structural details a builder will require to complete the building works and be compliant with the applicable rules. Builders will use these certified drawings to provide quotes, obtain building permits, etc.
Since 1999 we have done 171 house extensions. These can be very time consuming in getting the client’s vision of the extension into the construction drawings. The floor plan size usually varies from a single room expansion to triple the original house size.
Boundary Setback Compliance
A common misconception is that the required boundary setbacks from the property boundaries are to the house wall. The building code states that this setback is to the roof fascia (where the gutter is attached to the roof). We find that about 30% of clients are not aware of this requirement.
